How to be everywhere when starting to market yourself as a real estate agent, so that you can achieve more sales by growing your brand with qualified leads and referrals from your sphere of influence.

How can you start creating omnipresence for your real estate brand when you are just a single person in a sea of sameness? 

When sellers start to think of listing their property, they turn to Google or call the local real estate agent they have seen or engaged with the most. However, the sales listing will be sealed nine times out of ten because people resonate with you as the brand or what you stand for the most. 

To go a little further on what I mean here, let’s say you have an interest in helping investors find the best cash flow investment property. You will have a range of things to look for that could stack up a deal, and your market is for sale by owners (FSBO) and downsizers. By growing your authority using the knowledge you have to solve someone’s problem, coupled with showing your true self and being authentic, the right people for you will show themselves and connect with you. 

In this example, you have created a reputation for yourself as the go-to person for helping sell homes that are usually hard to sell because they may need some work or needs more or a creative flair and a vision to bring to life. Conversely, buyers in that specific niche will come to you for the next deal. 

This process of creating a reputation for yourself has happened even before you get the call or listing. So what steps can you follow to ensure you create omnipresence for your real estate brand for what you want? And more importantly, how can you stand out when you are just starting out and need that first listing to get you on your way?  

Standing out from the crowd

One of the first steps, even before you can create omnipresence for your brand, you need to find a way to articulate your brand by following the steps listed in personal branding for real estate agents so that you can build some foundations to start having visibility online. This needs to be done irrespective of whether you are thinking of a lead generation agency or whether you want to door knock, cold call, or use letterbox drops. Online visibility is non-negotiable, so ensure you do this first so you have the building blocks for the second step.  

The second step is to create a local presence on Google using a free Google My Business listing. 

The third step is to create social media accounts using the content created in step one across Facebook, Instagram, Tik Tok, and YouTube. You might ask, what about Pinterest or Snapchat or some other channel not listed above? I advise covering the core four first and then expanding if time allows. You will get most of your traffic from these sources without ever needing to do anything else. Once a system for omnipresence is set out, it’s much easier to devote time to interact with your sphere of influence in person or to contribute to other discretionary tasks to help you network more. 

The fourth and final step is to start creating content with a view toward creating omnipresence for your real estate brand. This final step is often the hardest part to get started on and overcome as it involves so many fears and insecurities about what to say or write, the imposter syndrome which rears its head or the fear of making mistakes or looking stupid trying to create content by putting yourself out there. 

There are many ways to create content that doesn’t involve using your face on camera or being on video. However, video is the biggest and largest growing way to stand out and be seen and heard simultaneously. The same videos can then be used to create ads when you are ready to generate your own leads using the Meta suite (Facebook and Instagram) and Google. 

Conclusion

Creating content requires time, and it can get discouraging when time is a limited resource and hard to implement consistently. However, if done right for your target audience and for your sphere of influence, you can start creating omnipresence for your real estate brand to help you close more deals rather than chasing prospects.
